The facilities are well-maintained and clean. Most sites do not have full hookup (no sewer) - even the seasonal (permanent) sites. The site we were on had a 30 amp plug and a garden hose for water. Not Good Sam Park quality, but it worked for the week. However, the pool is nice and the meeting hall is in good shape and the EVENTS - which are put on by the full-timers, are fabulous! It is the people there who make the difference.
There is no WiFi to speak of. They claim to have it, but it only works near the office, and it is a piggyback router off the main router, and the owner has put some sort of restriction on it, so that even basic e-mailing is hard to do. And since it is out in the middle of nowhere, you might have trouble getting your cell phone or hotspot to work. We ended up driving to Hornell to the McDonald's to get some important documents via e-mail.
We were thinking of buying a trailer there and spending the summer, but the internet situation would have to be addressed. And the idea of having to "pump out" all summer long does give one pause.
But these defects are easy to overlook as the place is CLEAN and WELL-MAINTAINED and the staff and other campers (of which there are many!) are very, very friendly and there is always something going on.
If you are going there for sex, you might be disappointed. There is no "Sugar Shack" with dirty videos playing, and the "trails" were fairly quiet (we were the main event there, it seems).
But despite all that, I have to give it a thumbs up. The owners go out of their way to visit other gay campgrounds and network and get new ideas, and they keep the place in good shape, for the most part. And since it is a popular spot, it was fun to stay there.
