A beautiful place on the gulf coast right at Port Aransas in Texas (right outside of Corpus Christi)
There are ton of snowbirds at this resort but it is by far one of the most gorgeous ones we've seen. The sites are all immaculately manicured - and more than 50% are owned by individual members of the community - its a little bit more pricy than some pleas (around 50$ a night) but its well worth it.
The beach is literally right along the back side of the resort and its miles of gulf beach (which honestly, isn't the BEST beach but its ok :) - lots of doggie clean up stations, and they are building a new clubhouse. The whole place is "owner owned" no longer a corporate site - so expect them to be a little more nosy. We didn't stay but 4 days, and we did meet a few other gay couples, but it's mainly an older community that is very friendly and helpful.
If you find yourself in the gay-hostile south texas this place seemed very friendly ;)
